A few friendly reminders regarding Site Rules or Council Requirements –
Common Room & Laundry
The Common Room is available for residents and their visitors. Please respect your fellow residents by limiting the number of visitors you entertain, so as to not cause any major disturbance or interfere with their use of the laundry facilities.
The Laundry equipment may be used between 7:30am and 9:00pm Monday to Saturdays ONLY. No one other than residents may use the laundry and any washing and/or drying must be exclusively for residents personal needs.
Each resident must wipe down benches and remove any rubbish they create when using the Laundry or the Common Room. Residents are to be mindful that loud noises or music may disturb other residents and/or neighbours.

Visitors or Short Term Guest
Residents can have visitors, however no onsite parking is available. Residents must also limit overnight or short-term visitor stays. Any stays of more than 3 days should be discussed with Lister Estate Agents and may result in additional charges if deemed that your visitor will be using facilities or additional services. Long term stays for people not disclosed at the time of your Rental Agreement signing, are not permitted.
Carpark
The carpark is ONLY for residents paying for a carparking space. An allocated spot is assigned to these residents and visitors are not permitted to use it.
If a delivery is being made, please ensure it does not block any resident entering or exiting and the delivery vehicle is not on site for an extended period.
Any delivery where the vehicle needs be on site for a length of time must be scheduled and other residents advised ahead of time, so as to not be inconvenienced, and for them to make other arrangements for parking.
Vehicles cannot be washed or serviced on the paved carpark area. This surface is permeable paving and oil, grease or excessive dirt can introduce pollutants into the sub-base material making this surface ineffective.
Also, the drains and pits are for rain-water run-off only and any pollutants going into the system end up in our waterways, creeks and rivers.
Keys
Each resident will be issued a set of keys for their unit, mailbox, and windows. Do not give keys to others. If you lose or misplace your keys and require a new set or single key, these will be replaced at a cost.
If a new, different key is required to your unit for security purposes, the charge for a new door lock may also be charged. A Return Mail address is on the key set you are given.
Waste Bins
Please use the correct coloured bin for each type of waste. Make sure you separate waste as follows –
- RED bin – for general waste. Please bag waste before placing into this bin
- YELLOW bin – for recyclables such as paper, aluminum, glass and specific plastics
- GREEN bin – garden and shrub trimmings (NOT vegetable or fruit scraps)
Use of gas bottles or gas BBQ’s
For your safety and that of others, butane cookers or gas bottle BBQ’s must NEVER be used or stored inside units or on verandah areas. The provision of the electric BBQ in the covered courtyard area may be used for outdoor hot plate cooking.
Those who use the onsite, community BBQ must clean the hot plate and surrounding cook area after use. Discarded wipes or paper towels must be put into correct bin – RED
Fuel in containers
No fuel is permitted in units, on verandah areas or any part of the site.
Paths, retaining walls and gardens
Use the pathways and steps provided at all times. Do not jump or take short cuts over retaining walls, and do not allow your visitors to do so.
Any accident resulting from residents or visitors not using the provided pathways and steps, must be viewed as their own responsibility. No liability is taken by the owners or rental agent for actions going against this requirement.
At no times walk on, or through garden beds.
Security Cameras
All security cameras are set on common areas around the units. They are installed for the benefit and protection of residents. Any incident, disturbance or offense is recorded and can be supplied to the Police or other authorities if required.
